《週末樓市》長實「#LYOS」價單售200夥沽清 中洲置業「星凱·堤岸」大手客購全層8夥
剛過去週末(6日及7日)本港迎盤市場持續暢旺,一手成交超過420宗。其中長實集團(01113.HK)元朗洪水橋住宅項目「#LYOS」週六(6日)首輪銷售共220夥,以價單推售的200夥即日全數沽清。至於招標形式出售的「層層疊趣」花園複式戶則售出13夥。
長實隨即加推新一張價單共90夥,實用面積由202至482平方尺,包括開放式至兩房不等。折實售價由352.5萬元至766.9萬元,折實尺價13,723元至19,136元。另外,早前長江集團/李嘉誠基金疫苗接種大抽獎得獎者有三人選用禮券購入「#LYOS」單位,抽中頭獎獲得500萬元禮券組合之得獎者,購買一個售價超過500萬元之1房連花園戶。
至於中洲置業火炭「星凱·堤岸」週末亦第三輪銷售共272夥,有大手買家購入全層共8夥單位,總樓層面積達4,239尺,涉1億元。截至昨日(7日)下午6時,第三輪銷售已沽出116夥,而項目自上月中開售不足一個月,已售出逾800夥,佔可發售單位約七成,套現逾80億元。
此外,新地(00016.HK)天水圍「Wetland Seasons Bay」第2期加推第二張價單共58夥,折實售價由530.34萬元至1,011.67萬元,折實尺價13,088至16,998元,折實平均尺價14,750元。項目將於明日(9日)首以價單銷售136夥,暫收約1,100票,超額認購逾7倍。
而會德豐地產啓德「MONACO ONE」剛過去週六開放示範單位,發展商指截至昨日(7日)下午4時,項目暫收約1,500票,同時原價加推第二張價單共99夥,戶型由一房至三房不等,實用面積介乎319至671平方尺。單位折實售價由761.1萬元至1,707.6萬元,折實尺價由23,211元至25,817元,折實平均尺價24,543元,折實市值約10.8億元。
二手方面,中原地產十大屋苑本週末僅錄得3宗成交,較上週末急跌66.7%,零成交屋苑亦增至7個。利嘉閣10大指標屋苑累錄5宗二手成交個案,較上週末的11宗按周跌55%,爲近四周最少。
美聯11月首個週末10大藍籌屋苑則錄得約11宗買賣,較對上週末的10宗升10%,並企穩雙位數水平。(ek/k)
