恆地(00012.HK):支付中環地皮地價後負債比率仍合理 全無供股需要派息政策不變
恆地(00012.HK)以508億元中標中環新海濱3號商業地,將打造成具大量綠化及公共空間的綜合用途地標。恆地聯席主席李家誠在視像會議上表示,集團對香港充滿信心,相信香港是世界性的金融中心,中環寫字樓一直受到金融機構及跨國公司青睞,認爲該地皮項目建成後絕對會有良好回報。 恆地副主席林高演則指,集團於今年6月底的淨負債比率約20%,在現時利率低企環境下屬相當偏低,而集團持續有租金、賣樓及煤氣(00003.HK)股息收入等,現金流轉非常良好,母企恆基兆業亦可輕易提供數百億資金支持。是次支付地價後,集團的淨負債比率亦僅升至稍多於30%,仍是非常合理水平。 他強調,集團現金流轉情況理想,若明日即要支付地價,集團亦可馬上開支票,因此完全沒有供股需要及壓力。至於集團未來派息政策也保持不變。 林高演提到,現時中環寫字樓及商場每月平均尺租介乎130元至190元不等,若以是次項目投資630億元、可建樓面面積161萬平方尺及每月平均尺租130元計,項目回報率爲4%。假設以每月平均尺租160元計,回報率則近5%;以平均尺租190元計,回報率更近6%。 對於項目未來會否尋找合作夥伴,他稱現時項目由集團全資投資,未來若有人士有興趣,亦不會抹殺合作的可能性。
