陽光100中國(02608.HK)公佈中期業績 堅持業務轉型升級 繼續推進一級開發項目
格隆匯8月31日丨陽光100中國(02608.HK)公佈中期業績，截至2021年6月30日止6個月，公司收入為人民幣33.953億元；毛利潤為人民幣6.222億元，毛利率為18.3%。
2021年上半年，新型冠狀病毒肺炎疫情及其影響持續反覆，對集團業務轉型帶來直接或間接影響，產品供應及銷售面臨較大困難。同時房地產金融調控多項政策收緊，集團融資壓力加大。受外部市場形勢和公司業務承壓的影響，集團實現合約銷售約人民幣21.1億元，合約銷售面積195,291平方米，較2020年上半年均有一定程度的下降。
報吿期內，集團一方面加大住宅項目開發力度、加速去庫存，繼續推進温州與北京北興隆縣兩個一級開發項目，另一方面，加強對外合作，拓展多方面融資，積極引進戰略合作伙伴，順利度過年中還款高峯。集團以審慎的戰略應對目前的困境，並以積極態度面對市場壓力，力爭在2021年下半年走出低谷，併為長遠發展打下堅實基礎。
基於對行業趨勢的判斷，着眼於長遠發展，集團堅持業務轉型的方向，在加快去庫存的同時，着重在完善非住宅主力產品線、強化運營服務能力上持續提升。
集團商業街區、喜馬拉雅服務公寓運營的成功，也促進了郊區大盤的價值提升。集團在南寧、梧州合作開發的遠郊大盤均從商業街運營入手，帶動了住宅產品的銷售。同時，集團尚有約人民幣1100億貨值的存貨，在積極去庫存的基礎上，發揮產品線競爭優勢，着力於產品定位升級，調整後續產品供應結構。天津、温州、煙台、無錫喜馬拉雅及西安等項目產品向高端行政公館提升，產品價值大幅提升。行政公館新品將於2021年下半年將陸續推向市場，可望形成新的業績貢獻。
集團重點佈局環渤海、長三角、泛珠三角及環首都經濟圈核心城市，於2021年6月30日，陽光100土地儲備總建築面積約為973萬平方米。集團在桂林、温州、承德、興隆等地儲備的一級開發項目，在高鐵、高速公路建設等利好刺激下，升值趨勢凸顯。這些一級開發土地儲備是集團未來利潤和價值的重要增長點。
展望2021年下半年，房地產市場形勢仍有不確定性，融資渠道料將持續收緊，困難和壓力不容低估，但與此同時，滿足消費升級需求的產品和服務將更具市場競爭力，集團在轉型中持續做好主力產品升級，就有機會抓住未來市場的機遇。集團還將繼續加大促銷力度，儘快變現庫存產品，同時積極推進一級土地出讓，並在適當時候轉讓成熟項目。在緩解現金流壓力後，集團將圍繞主力產品線拓展新項目，尋求優勢互補的合作機會，為主力產品的發展開闢新的空間。集團將積極拓展融資渠道，適時引入新的戰略合作伙伴，確保持續、穩健且有效益的發展。
