陽光100中國(02608.HK)公佈中期業績 堅持業務轉型升級 繼續推進一級開發項目

格隆匯8月31日丨陽光100中國(02608.HK)公佈中期業績,截至2021年6月30日止6個月,公司收入為人民幣33.953億元;毛利潤為人民幣6.222億元,毛利率為18.3%。

2021年上半年,新型冠狀病毒肺炎疫情及其影響持續反覆,對集團業務轉型帶來直接或間接影響,產品供應及銷售面臨較大困難。同時房地產金融調控多項政策收緊,集團融資壓力加大。受外部市場形勢和公司業務承壓的影響,集團實現合約銷售約人民幣21.1億元,合約銷售面積195,291平方米,較2020年上半年均有一定程度的下降。

報吿期內,集團一方面加大住宅項目開發力度、加速去庫存,繼續推進温州與北京北興隆縣兩個一級開發項目,另一方面,加強對外合作,拓展多方面融資,積極引進戰略合作伙伴,順利度過年中還款高峯。集團以審慎的戰略應對目前的困境,並以積極態度面對市場壓力,力爭在2021年下半年走出低谷,併為長遠發展打下堅實基礎。

基於對行業趨勢的判斷,着眼於長遠發展,集團堅持業務轉型的方向,在加快去庫存的同時,着重在完善非住宅主力產品線、強化運營服務能力上持續提升。

集團商業街區、喜馬拉雅服務公寓運營的成功,也促進了郊區大盤的價值提升。集團在南寧、梧州合作開發的遠郊大盤均從商業街運營入手,帶動了住宅產品的銷售。同時,集團尚有約人民幣1100億貨值的存貨,在積極去庫存的基礎上,發揮產品線競爭優勢,着力於產品定位升級,調整後續產品供應結構。天津、温州、煙台、無錫喜馬拉雅及西安等項目產品向高端行政公館提升,產品價值大幅提升。行政公館新品將於2021年下半年將陸續推向市場,可望形成新的業績貢獻。

集團重點佈局環渤海、長三角、泛珠三角及環首都經濟圈核心城市,於2021年6月30日,陽光100土地儲備總建築面積約為973萬平方米。集團在桂林、温州、承德、興隆等地儲備的一級開發項目,在高鐵、高速公路建設等利好刺激下,升值趨勢凸顯。這些一級開發土地儲備是集團未來利潤和價值的重要增長點。

展望2021年下半年,房地產市場形勢仍有不確定性,融資渠道料將持續收緊,困難和壓力不容低估,但與此同時,滿足消費升級需求的產品和服務將更具市場競爭力,集團在轉型中持續做好主力產品升級,就有機會抓住未來市場的機遇。集團還將繼續加大促銷力度,儘快變現庫存產品,同時積極推進一級土地出讓,並在適當時候轉讓成熟項目。在緩解現金流壓力後,集團將圍繞主力產品線拓展新項目,尋求優勢互補的合作機會,為主力產品的發展開闢新的空間。集團將積極拓展融資渠道,適時引入新的戰略合作伙伴,確保持續、穩健且有效益的發展。
