世茂集團(00813.HK)上半年股東應占核心業務淨利升11.5%至61.99億元 中期息70港仙
格隆匯8月30日丨世茂集團(00813.HK)公佈中期業績,2021年上半年,營業額上升13.7%至人民幣734.01億元;毛利額上升7.7%至人民幣210.13億元,毛利率為28.6%;核心業務淨利潤上升13.6%至約人民幣93.75億元;股東應占核心業務淨利潤上升11.5%至約人民幣61.99億元,股東應占核心業務淨利潤率為12.5%;董事會宣派中期股息每股70港仙(股東可選擇以現金及╱或股份收取)。
2021年上半年,簽約額為人民幣1,527.95億元,同比上升38.3%。簽約面積由2020年同期的629.8萬平方米增加至2021年上半年的861.0萬平方米,同比上升36.7%。於2021年6月30日,集團的土地儲備約為7,283萬平方米(權益前)。2021年上半年,集團新增土地儲備301萬平方米(權益前)。於2021年6月30日,集團是“三道紅線”指標下的“綠檔”企業。
報吿期內,集團收入主要包括物業銷售、商業運營、酒店經營及物業管理業務。截至2021年6月30日止六個月,集團收入達人民幣734.0億元,較2020年同期人民幣645.5億元增長13.7%。期內物業銷售收入為人民幣665.2億元,佔收入總額的90.6%,較2020年同期增長8.2%。2021年上半年入賬銷售面積為405.2萬平方米,較2020年同期增長2.6%;平均入賬銷售價格為每平方米人民幣16,416元(不含税)。
銷售穩定增長。物業銷售方面,2021年上半年集團合約銷售額達人民幣1,528.0億元,較去年同期上升38.3%,完成全年銷售目標約46.3%。累計合約銷售總面積為861.0萬平方米,較去年同期上升36.7%;平均銷售價格為每平方米人民幣17,746元;合約銷售增速持續領先同業,穩步實現“高品質增長”。
2021年上半年,“房住不炒”主基調不變,多個城市調控加碼。集團以穩應對,對產品不斷進行研發創新,同時加快熱銷項目運轉節奏,通過運營提效助力業績穩步向前。展望2021年下半年,集團將推出約1,151萬平方米的可售面積,連同截至2021年6月30日止約853萬平方米的可售面積,集團於2021年下半年可出售總面積約為2,004萬平方米。
項目工程及開發計劃完成率達到預期。2021年上半年,集團在建面積達5,070萬平方米,竣工的總樓面面積約為716萬平方米,較去年同期的466萬平方米上升54%。展望2021年,集團計劃全年在建面積約5,500萬平方米,竣工總樓面面積約1,400萬平方米,保持有品質的持續增長態勢。
