《周末樓市》二手交投回落 一手銷情旺Wetland Seasons Bay 1期300伙沽清加推123伙
周末一手銷售強勁,新地(00016.HK)Wetland Seasons Bay 1期昨日(28日)以價單形式發售的300伙全數沽清,有見市場反應熱烈,宣布加推123伙應市,折實均呎15,492元,小部份單位有約2%的加幅,但由於單位的景觀及座向更佳,故屬原價加推,並有機會於本周末進行第三輪推售。項目兩輪推售後,為集團套現逾40億元。 而恆地(00012.HK)啟德THE HENLEY III宣布加推45個單位,恆基物業代理有限公司營業(一)部總經理林達民表示,項目收票3天共錄446票,以已公布價單126個單位計,超額認購逾2.5倍。另外嘉里(00683.HK)及信置(00083.HK)合作的港鐵黃竹坑站港島南岸揚海快將發售,嘉里香港區總經理湯耀宗稱,項目自上周三收票至今近五日,已有逾2,000個意向登記,超額約10倍。 二手市場方面,中原地產十大屋苑本周末共錄得12宗成交,按周回落6宗或33.3%。中原地產亞太區副主席兼住宅部總裁陳永傑表示,天水圍新盤本週末次輪銷售,300伙單位極速沽清,扣起大批上車客源,而豪宅方面,港島區黃竹坑站新盤亦已起動,不少客人趁週末參觀示位及入票,亦分散二手注意力,故成交量回落屬正常現象,料下月部份一手向隅客回流二手屆時可帶動交投。 據美聯物業分行統計,八月最後一個週末10大藍籌屋苑錄得約13宗買賣成交,與上周末同期跌約31.6%,連續28個周末保持雙位數水平。至於按15大二手屋苑計算,則錄得約16宗買賣成交,按周跌約27.3%。 根據香港置業旗下分行截至今日下午3時統計,港、九及新界十大二手指標藍籌屋苑於周末兩日合共錄12宗成交,與上周末15宗比較降約20%。而綜合利嘉閣地產分行網絡數據,周末十大指標屋苑累錄11宗二手成交個案,按周減少4宗或約27%。
