深圳控股(00604.HK)公佈中期業績 純利大增332% 擬派中期息7.00港仙 各項業務發展理想
格隆匯8月27日丨深圳控股(00604.HK)公佈中期業績,截至2021年6月30日止6個月,集團實現收益194.0億港元,較去年同期上漲371%;實現毛利73.0億港元,較去年同期上漲366%;物業開發業務結轉銷售收入169.0億港元,較去年同期大幅上漲679%;權益股東應占溢利為13.9億港元,較去年同期上漲332%;如剔除集團投資物業及金融資產公允價值變動的淨影響,權益股東應占溢利為21.4億港元,較去年同期上漲112%;每股基本盈利為15.65港仙,擬派中期股息每股7.00港仙。
在房地產調控不斷加碼、渠道依賴加劇的背景下,集團加強營銷創新,積極展開線上線下銷售,上半年實現合同銷售金額約72億元人民幣,完成全年銷售目標的40%。大灣區項目銷售金額約34億元人民幣;二線城市如長沙、南京、成都項目拓展營銷新渠道,銷售超出預期;三四線城市如馬鞍山、泰州項目開盤即售罄,銷售成績優異。
期內,集團緊抓項目工程進度,確保泰然立城、頤灣府、深業中城、馬鞍山深業華府等項目順利結轉,實現房地產開發銷售收入約169.0億港元,較去年同期大幅上漲679%。房地產開發毛利率約39%,維持較高盈利水平,為股東貢獻可觀的回報。
由於疫情防控取得卓越成效,各項經濟活動逐步恢復正常,深圳寫字樓租賃市場上半年有所回暖。集團投資物業整體運營水平持續優於市場,存量物業的整體空置率約為11%。同時集團積極推動現有商場升級及新項目的招商,通過主動調整品牌商家,積極進行市場推廣,深業上城客流量同比上漲180%,新入駐商户租金水平有較大幅度提升;其他商場運營穩中有升。集團上半年實現物業投資收入約6.9億港元,較去年同期上漲22%。
集團繼續聚焦粵港澳大灣區和佈局重點城市,在深圳、中山、長沙及馬鞍山獲取優質土地資源,上半年新增土地儲備的計容建築面積約176萬平方米,總地價約94億元人民幣。
集團的運營服務業務加速發展,全方位服務於住宅小區、產業園區、商場、醫院、政府樓宇、街道社區等多種業態,運營服務收入約75%來自非關聯外拓項目。期內,集團新拓展項目52個,新簽約面積超過1,100萬平方米。集團致力於服務城市升級,"物管城市"新業態成為運營服務業務快速成長的重要抓手,2020年納入集團「物管城市」管理的華富、梅林、福田、香蜜湖街道穩居深圳74個街道環境評比前列,獲政府、市民與業內一致認可;2021年上半年本集團在深圳新拓展7個"物管城市"項目,覆蓋面積約850萬平方米,同時憑藉富有經驗的管理案例和優秀的品牌服務,成功在馬鞍山市雨山區開拓1個街道項目,標誌着"物管城市"運營模式走出深圳,向全國推廣。
此外,集團的城市運營服務板塊正在加快推進內部整合和混合所有制改革工作,激活體制機制,為業務快速發展提供內升動力。
