碧桂園(02007.HK)料2023年中期前實現「三條紅線」全綠

碧桂園(02007.HK)總裁及執行董事莫斌表示,政府調控房地產政策包括三道紅線和房貸集中管理等,目的是維持房地產市場健康發展。隨著城鎮化發展加速,提升管理能力和競爭力顯得重要,反映在公司穩健財務管理和精準投資拿地等,並有信心實現年初設定的全年10%以上增長目標。 莫斌在業績發布會上指,新業務的建築機械人已在106個區域進行項目試點,預計年底將少部分批量生產機械人,目前對建築機械人和農業業務投入不超過60億元人民幣(下同),預計明年建築機械人將實現盈利。 「三道紅線」方面,碧桂園首席財務官兼副總裁伍碧君指,目前公司仍有一條「剔除預收款後的資產負債率」踩線,但已從去年底的80.53%下降至今年中期的的77%,處於較為安全的黃線,預計將在2023年中期之前實現全面由黃轉綠。而三條紅線是在公司正常經營下轉綠,因公司自2018年開始降檔工作,在經營活動中已考慮到有關指標,所以相信2023年中期全面轉綠對盈利沒有影響。 另外,常務副總裁程光煜提到,公司上半年在首批22城集中供地中共獲取14幅土地,共計權益代價171億元,預計全周期利潤水平約10.5%,其中,多個城市以底價獲得,總體溢價率僅7%。 他指,銷售毛利水平經歷2020年低點後,隨著項目質量大幅提升,今年已經到了上升通道。在2020年和2021年獲取的項目的銷售毛利水平約20%至25%,有信心將逐步改善銷售端和收入端的毛利水平。
