九倉(00004.HK)吳天海:本港樓價有基本支持 中期增在港投資

九倉(00004.HK)主席吳天海在中期業績記者會上表示,內地政府對「房住不炒」的取向清晰,近年政策亦陸續落實此大原則。雖然大城市樓價開始回落,但地價未見明顯調整,因此集團最近兩至三年已沒有在內地買地,主因發展項目利潤太微,或者可能要虧損。 他指集團暫時看淡內地住宅樓市,相信政府會繼續推動相關政策,除非見到新方向或政策有所寬鬆,否則集團成功投到地皮的機會不大。 香港方面,他認為本港住宅市場主要是供不應求及資金充裕兩個問題,只要土地供應繼續緊張,加上銀根鬆動,便可對樓價有基本支持。即使樓價出現下跌,相信幅度亦會有限。吳天海又稱,集團今年相繼在港購入不同地皮,令負債比率稍為上升至逾20%,但相信在近年低息環境下是舒服水平。 他提到,由於內地難以買地,集團要尋找新項目發展,因此年初收購了兩幅山頂地,認為集團在豪宅項目有經驗,不過豪宅發展期長,很少以預售形式出售,因此資金回籠慢。以旗下山頂項目「Mount Nicholson」為例,項目是於2010年投資,2016年首次以接近現樓銷售,雖然近期售價不俗,但至今項目共67個單位仍有12個未賣出。 對於集團長期投資組合中的新經濟股比重,在有關股份近期波動下會否調整組合比例,他指投資組合由兩部分結合,其中新經濟股是看好其增長,地產股則是喜好折讓高及息率高,未來會繼續採取平衡策略。吳天海對集團目前資產組合滿意,並不急於增加手上資產,認為現時資產足夠發展,而集團中期在香港的投資會增加,旗下有九龍貨倉等多個項目可以發展。 至於有意見認為政府可收回貨櫃碼頭土地建屋,他認為如政府要收回部分土地,集團物流業務只可減少貨運量,貨運對本港的經濟利益是否不高,相信要作評估。(ek/u) ~
