美聯:古洞第24區地皮地價勝預期 較毗鄰地價升近兩成
會德豐地產以41.85億元投得位於新界古洞第24區的粉嶺上水市地段第278號用地。美聯測量師行董事林子彬表示,上水古洞第24區住宅地在接獲12份標書的理想競投反應下,以41.85億元批出,樓面地價約8,500元。他認爲,是次地皮地價勝市場預期,並較毗鄰的第25區地皮樓面尺價高出約18.3%,一方面是地皮模相對較細,投資額較少,故入標價亦較爲進取,另外亦反映發展商對新界東北區發展潛力看俏。
林子彬稱,上水古洞第24區的商住地皮,地皮面積約8.2萬平方尺,若以6倍地積比計算,估計項目可建樓面面積約爲49.24萬平方尺,發展規模適中,料將興建中小型單位戶型爲主項目。事實上,除新地(00016.HK)及會德豐先後投得區內地皮,值得留意,同區亦有不少發展商計劃將地皮規劃改建,加上北環線發展引發的潛力,故新界東北區將會成爲未來供應重鎮。
