地政總署公布,一幅位於新界古洞第24區的粉嶺上水市地段第278號用地,以41.85億元批予Fruitful Season Investments Limited(母公司為會德豐地產),批租期為五十年。該公司為出價最高的投標者。以可建最高總樓面面積約49.24萬平方呎計,樓面呎價約8,499元,較市場預期上限高約6.2%。
其他入標發展商包括華懋及希慎(00014.HK)合資、萬科置業香港、恆地(00012.HK)、遠東(00035.HK)、長實集團(01113.HK)、嘉華(00173.HK)、新地(00016.HK)、佳兆業(01638.HK)、大鴻輝興業、嘉里建設(00683.HK),及信置(00083.HK)與招商局置地(00978.HK)合資。
該地皮面積約為8.21萬平方呎,指定作非工業(不包括倉庫、酒店及加油站)用途。最低及最高的樓面面積分別約29.54萬及49.24萬平方呎。市場估值介乎32億至39.4億元,樓面呎價6,500元至8,000元。(ek/a)
