世邦魏理仕:全年寫字樓租金料錄一成跌幅 IPO助中環區需求
世邦魏理仕香港研究部主管陳錦平在記者會表示,本港寫字樓租賃上半年錄近200萬尺,但淨吸納量仍爲負60萬尺,故相信全年轉正數較難,因目前擴張需求較小,不過空置率或有改善,料在約10%徘徊,全年租金預期跌10%。
香港顧問及交易服務-辦公樓部執董兼主管馮慧詩指,雖然本港在家工作安排對比歐美地區影響較少,但仍有公司正在或考慮長遠實行,令企業對寫字樓需求增長放慢。
她指,部份金融機構已經搬遷至九龍東的後勤部門難回到中環,甚至會有更多考慮將其他部門遷往九龍東。不過因近期因租金回落,中環租務見改善,有更多中環區內同區搬遷個案,同時新上市企業亦有望填補中環寫字樓的空置率。
另外,她又指,現時租客在考慮租務時,會更多考慮寫字樓的衛生配套,例如消毒和清潔次數等。(ic/k)
