上半年中國百城新房價格累計升1.7% 珠三角四城房價漲逾4%
中指院指數事業部高級分析師馬琛在月度市場形勢分析會上表示,今年上半年,中國百城新建住宅價格累計上漲1.7%,漲幅較去年同期擴大0.43個百分點,不過漲幅仍處於近五年較低水平。珠三角仍是中國主要城市羣中房價漲幅最高的地方。
今年上半年,珠三角城市羣新房價格累計上漲3.16%,高於同期長三角(1.98%)、山東半島(0.84%)以及京津冀(0.6%)的房價累計漲幅。分城市看,廣州、東莞、佛山、中山四個城市上半年房價累計漲幅較高,均超過4%。
展望下半年的樓市行情,馬琛指出,預計下半年全國商品房銷售面積按年高位回落,全年有望超18億平方米,銷售面積再創新高。從價格看,地價、二手房價格上漲帶動新房價格短期仍將延續小幅上漲態勢,全年新房價格結構性上漲6%左右,漲幅與去年基本持平。
