《周末樓市》新盤續熾熱成交逾280宗 二手交投稍回落
本港剛過去周六日(19日及20日)新盤市場成交繼續熾熱,兩日共錄逾280宗一手成交。其中,新世界(00017.HK)與港鐵(00066.HK)合作的大圍站上蓋項目「柏傲莊III」昨日(20日)第三輪銷售推173伙,截至昨晚8時接近沽清,售出169伙,套現逾27億元;三輪銷售共沽835伙,套現逾122億元。總計柏傲莊第一至三期累售2,938伙,佔整個項目近九成單位,套現近360億元。

新世界營業及市務總監黃浩賢表示,「柏傲莊III」已售出伙數佔項目約93%,對銷情表示滿意;而46伙單位將以招標形式發售,其中第一批13伙河景4房雙套單位將於今日(21日)截標。

另外,萬科香港何文田「VAU Residence」上周六(19日)首輪推售55伙,即日售出54伙,總成交金額逾3.6億元。項目銷售成績理想,項目隨即加推第三張價單,同時上載銷售安排第2號。新一張價單涉17伙中高層單位,戶型包括開放式至兩房,折實售價由560.5萬至999.9萬元,折實呎價介乎25,088元至28,436元,撇除樓層景觀因素,實際輕微加價2%,該批單位將於本周三(23日)推售。

二手方面,中原地產十大屋苑本周末錄得16宗成交,按周回落20%,交投主要集中於港島及九龍區,新界屋苑成交相對疏落,零成交屋苑只有麗港城1個。

美聯物業分行統計,過去周末10大藍籌屋苑合共錄得約22宗買賣成交,較上周末相若,為連續18個周末錄得雙位數水平。至於按15大屋苑計算,則錄得約26宗買賣成交,較上周末跌約13.3%。

至於利嘉閣地產周末十大指標屋苑累錄17宗二手成交個案,較上周末的19宗減少2宗或11%。
