美联:希慎有份投得铜锣湾商业地 料可起最大协同效应
铜锣湾加路连山道商业地王由希慎(00014.HK)夥华懋以197.78亿元投得,美联测量师行董事林子彬表示,地皮中标价远高於市场预期,反映发展商对商厦前景相当具信心,而且由「区内大地主」希慎再夥拍华懋夺得该幅优质商业地皮,料在项目发展上可产生最大的协同效应,并将会成为区内新地标商厦项目。
林子彬指出,项目规模及投资额庞大,楼面面积高逾100万平方尺,并曾有市场人士担心地皮有流标风险,结果项目以远高於市场预期价批出,故将会对商厦市道注入强心针,亦是发展商为区内後市投入信心一票。另外,项目需预留部分楼面作公共设施,同时亦要提供125个公众停车位,及有部分保育的要求,以及不可拆售,故料用作长线投资。
他补充,铜锣湾一带商厦项目中,希慎的市场份额庞大,而是次出价亦有「志在必得」的决心。事实上,项目日後可兴建天桥及设施等接驳至邻近商厦,故在项目发展的经济效益及协同效应上均具有相当优势。是次商业地皮的造价可以成为一个新指标,有利刺激商厦市道,亦可作为日後中环商业地王地价参考。
