美聯:希慎有份投得銅鑼灣商業地 料可起最大協同效應
銅鑼灣加路連山道商業地王由希慎(00014.HK)夥華懋以197.78億元投得,美聯測量師行董事林子彬表示,地皮中標價遠高於市場預期,反映發展商對商廈前景相當具信心,而且由「區內大地主」希慎再夥拍華懋奪得該幅優質商業地皮,料在項目發展上可產生最大的協同效應,並將會成為區內新地標商廈項目。
林子彬指出,項目規模及投資額龐大,樓面面積高逾100萬平方呎,並曾有市場人士擔心地皮有流標風險,結果項目以遠高於市場預期價批出,故將會對商廈市道注入強心針,亦是發展商為區內後市投入信心一票。另外,項目需預留部分樓面作公共設施,同時亦要提供125個公眾停車位,及有部分保育的要求,以及不可拆售,故料用作長線投資。
他補充,銅鑼灣一帶商廈項目中,希慎的市場份額龐大,而是次出價亦有「志在必得」的決心。事實上,項目日後可興建天橋及設施等接駁至鄰近商廈,故在項目發展的經濟效益及協同效應上均具有相當優勢。是次商業地皮的造價可以成為一個新指標,有利刺激商廈市道,亦可作為日後中環商業地王地價參考。
