华坊谘询料古洞北住宅地估值54亿至60亿元 楼面尺价4,500至5,000元

华坊谘询评估资深董事梁沛泓称,古洞北第一幅住宅用地,古洞第25区的粉岭上水市地段第279号将於本周五(4月23日)截标。古洞将成为中短期内主要的土地来源,是次卖地可吸引各财团关注。

首先推出的地盘面积近20万平方尺,最高可建楼面面积119.9万平方尺,地积比率为6倍。根据卖地条款,买家需兴建不少於6.78万尺的公共运输交汇处,并於2025年9月前启用,该交汇处将提供巴士/绿色专线巴士服务及的士上落客区,其余楼面面积作商住用途,其中住宅最高可建约99.9万尺。整个项目必须於2028年底前完工,工程期可长达七年,令发展商可依据日後古洞区的配套落成或其他考虑,对本项目的发展进度有较高的灵活性。

运输及房屋局局长早前表示,港铁北环线第一期古洞站将於2027年通车。是次项目邻近未来港铁站并位於公共运输交汇处上盖,於交通配套上占有先机。而且是次项目在将来的「市广场」旁,会设有绿化走廊、商店、服务行业和食肆等商业配套。再者,项目南面的地块只会作低层的图书馆、体育中心、社区会堂等发展,景观亦有保障。

总括而言,古洞北新发展区现时仍处於早期开发阶段,区内地皮尚欠指标价。相信财团出价普遍审慎,会以「试水温」甚至「执鸡」心态入标。华坊预期将吸引7至9间财团入标,料中标楼面地价每尺4,500元至5,000元,估值约54亿至60亿元。
