《蓝筹业绩》新地(00016.HK)半年基础溢利升30.2%至174.8亿 中期股息维持1.25元
新鸿基地产(00016.HK)公布截至去年12月底止中期业绩,营业额460.7亿元,按年升19%。纯利135.78亿元,按年跌11.9%;每股盈利4.69元。派中期息1.25元,与上年同期一样。
在撇除投资物业公平值变动的影响後,基础溢利为174.82亿元,按年上升30.25%;每股基础盈利6.03元。
期内物业销售溢利为123.66亿元,按年上升80.53%,主要原因是期内香港出售发展项目大部分已於上半年落成。合约销售额为147亿元。总租金收入为123.61亿元,按年跌3%,净租金收入跌2%至94.96亿元,表现主要受香港出租物业组合租金收入下跌所影响。
截至去年12月底,集团於香港的土储为5,600万平方尺,其中2,230万平方尺为发展中物业,足够集团未来五年的发展需要;另有3,370万平方尺为已落成物业,其中绝大部份为出租及长线投资用途。集团会继续贯彻其补充土地储备的策略,包括积极将农地转换土地用途。
集团展望,尽管未来数月本地新冠疫情或会反覆,但用家需求稳健,极低息环境及畅旺的股票市场将支持香港住宅市场。在未来十个月,集团计划在香港推售多个项目,惟其销售时间和销情或不确定,并取决於疫情的发展。
内地方面,集团将推售的项目包括全资发展项目东莞珑汇的新一期,以及数个合作发展项目的新批次,包括佛山泷景和中山奕翠园。集团对香港和内地的长远经济前景继续充满信心,并会继续在合适时机购入土地作发展之用。
