第一太平戴维斯:去年甲级写字楼租金跌16.6% 创09年来最大跌幅

第一太平戴维斯发表的报告指,香港甲级写字楼整体租金在2020年第四季度按季下跌5.1%,2020年全年则下跌16.6%,创下自2009年以来最大的按年跌幅,对业主来说好消息是2020年的新增供应仅有25.5万平方英尺,属近年新低,为市场提供小量支持。

按地区划分,九龙租金在去年第四季度下跌5.2%,主要受九龙东租金在第四季度下跌8.7%所拖累,主因是九龙东新落成大厦的业主需要大幅减租,藉此吸引不欲花费装修的潜在租客,尖沙咀及九龙西的租金於季内分别下跌3.8%及3.4%。

该行指出来自金融服务业的需求胜於预期,但中环租金仍然持续整合,在第四季度下跌4.2%。包括内地公司及主要海外银行等准备来港上市的企业,大致能够维持承租的写字楼面积,然而许多其他公司则削减了颇多的承租面积。外资方面,如其总部所在市场确诊个案较多,而其资讯科技平台又较先进的话,较多会倾向容许居家工作安排。至於在2017/18年度市场表现突出的共享工作空间营运商已作出大幅整合,较大型的公司已撤出市场,较小型公司则承接了部分空间。

假如2021年的宏观环境维持不变,该行预计随着写字楼吸纳量持续疲软,空置率将继续上升,惟2021年的新增供应预料仅有37.3万净平方英尺,供应短缺情况跟2020年相若,预期今年上半年租金将会持续下探,跌幅介乎5%至10%,而视乎疫苗成效及跨境通行状况能否改善,预料租金在下半年有望回稳,但由於2022年将有更多新供应,届时租金将会再度受压。(el/k) ~
