普缙料山顶文辉道「拆细」住宅地估值104亿元 楼面尺价四万
普缙执行董事及企业发展部总监(估值及物业管理)张圣典表示,刚於今日(20日)开始招标,并将於12月18日截标的香港山顶文辉道第2、4、6及8号住宅用地,是次为原地皮於2018年流标,政府将其「一拆二」後再次推售,地皮景观、规模皆理想,相信大部分户数均可享有南区海景,预料每方尺楼面地价达4万元,估值约104亿元。
是次招标地皮位於香港山顶文辉道,地皮面积13.49万平方尺,指定作私人住宅用途,最高可建总楼面面积为25.93万平方尺,地积比率约1.9倍。虽然卖地章程内并没有针对项目最大上盖面积、层数及高度的条款限制,但参考相关的分区计划大纲图,项目预计将兴建约12层高的分层豪宅单位。项目发展期止於2027年3月31日。
卖地章程提到日後买方和邻近拟议乡郊建屋地段第1222号地皮(即由2018年原地皮分拆所得之另一半)的买方,可共同向地政总署申请契约修订,以共用康乐设施、泊车位或其他相类似条款以协助两地皮作共同发展。但需要留意,两地皮的总发展规模(包括最高可建总楼面面积)在有关契约修订後,将不得大於两地皮原有的总和。
考虑到山顶豪宅地供应十分有限及地皮以「一拆二」出售将相应降低投资总额,张圣典对上述住宅用地估值为每平方尺楼面地价4万元,总值约104亿元,预期项目落成後每平方尺售价约13万元。
