经络:一个月拆息创逾九年半低 纾供楼压力
经络按揭转介称,截至11月13日,一个月银行同业拆息(HIBOR)跌至0.117厘,连跌七个交易日,并创逾九年半新低。
现时银行新造H按计划一般为H+1.5%,封顶息率为2.5%。在拆息高企时,供楼人士或须以封顶息率供楼。而一个月HIBOR曾於今年1月2日升至2.27%的年内最高位,假设贷款额为600万元、还款期30年,供楼人士须以封顶息率(2.5%)供楼,每月供款金额23,707元,全期利息为2,534,611元,对比以今日HIBOR约0.12厘计算,实际按息为1.62%,比封顶息率减少88点子,每月供款跌至21,054元,比封顶息率减少2,653元或下跌11.2%;全期利息跌至1,579,606元,比封顶息率减少955,005元或下跌37.7%。拆息持续低企,能为供楼及置业人士节省更多利息。
经络按揭转介首席副总裁曹德明指出,全球低息环境持续,预期各国将会维持宽松的货币政策,在「水浸」的情况下,资金有机会持续流入香港的银行体系,预料短期内银行体系结余有机会由现时的4,575亿元(截止11月12日)增加至5,200亿元,一个月拆息亦有机会挑战0.1厘。拆息持续回落,对楼市有稳定作用,但曹氏指,政府在资金过剩的情况下,不排除会推出相应逆周期措施,以管控本港银行体系风险。
此外,曹氏表示在资金成本相对稳定下,现时不少银行开始争取明年第一季按揭业务,银行有机会将新造H按计划调低至H+1.3%或现金回赠调高至1%。不过曹氏提醒,在疫情及大市不确定情况持续下,建议置业人士在考虑置业前亦要先做足风险管理及预算。
