高盛发表研究报告指,香港地产股未有对香港经济活动缓慢复苏有太大反应,但认为行业严冬已过一半,目前寻求细分市场之间和内部的更大差异。

在住宅方面,该行认为,目前的表现较其他稳健,因低息环境和供应紧张;零售方面,租务结构重组带动调整,但因低基数故租赁率有缓冲;写字楼方面,预期会有更多去中环化出现。

该行经分析,一级商场和本地化商场零售销售新常态、分区写字楼租务需求、以及人口增长和结构调整後,预期整体行业仍然具风险,因宏观和本地经济不确定性仍存。

该行目前较看好投资组合中具有面向大众市场的发展商、中国零售占比较多、有其他非住宅(如数据中心、物流等)的组合公司。该行将新地(00016.HK)评级升至「买入」,恒地(00012.HK)评级升至「中性」;零售方面,恒隆地产(00101.HK)升至「买入」,九龙仓置业(01997.HK)评级降至「中性」,重申对长实集团(01113.HK)「买入」评级,但自确信买入名单中剔除。
