《周末樓市》重陽長假一二手樓市暢旺 「柏傲莊I」次輪全數沽清套現84億元
重陽長假一手市場有表現,新世界發展(00017.HK)及港鐵公司(00066.HK)合作發展的大圍站「柏傲莊I」次輪開售全數沽清,新世界發展執行副主席兼行政總裁鄭志剛指,「柏傲莊I」推出市場短短兩週,不單破紀錄成為97後收票王,767伙可售單位更迅速全數沽清,套現84億元,連同期內其他售出單位,本港總合同銷售接近100億元,創下疫市銷售佳績,並完成了集團2021財年200億元銷售目標近一半,「柏傲莊II」快將推出,最快明天上載樓書,以滿足買家的熾熱需求。
香港小輪(00050.HK)、帝國集團、恆基地產(00012.HK)負責銷售的屯門「帝御‧星濤」已接逾2,000個登記,並宣布加推62伙,加價約2%,開售前有機會再加推。
二手市場方面交投亦暢旺,中原地產十大屋苑本周末錄得22宗成交,較上周末錄11宗升一倍,創5月初以來24周新高,而3天重陽節長假期共錄約25宗成交。據美聯物業分行統計,在剛過去的重陽節三天長假(10月24至10月26日)10大藍籌屋苑合共錄得約27宗買賣成交,如按週六及週日兩天則錄得約23宗成交,較上週末兩天升約91.7%,創23週新高。
綜合利嘉閣地產分行網絡數據,在過去的周末十大指標屋苑累錄18宗二手買賣個案,按周增加38%,創七個周末以來新高;而重陽節三天假期十大指標屋苑則合共錄得24宗買賣。香港置業二手指標藍籌屋苑於過去3天長假期共錄19宗成交;至於單計週末兩日則錄得17宗成交,較上週末大幅攀升約2.4倍。
中原地產亞太區副主席兼住宅部總裁陳永傑表示,近日疫情穩定,發展商紛紛加快推盤步伐,市場上剛性需求高企,新盤銷情熾熱同時帶動整體交投氣氛,若疫情持續受控,料旺市可持續至11月。
而美聯物業住宅部行政總裁布少明則表示,重陽長假樓市起動,加上大圍新盤「柏傲莊I」藉長假進行次輪發售,銷情繼續火熱,雖然吸納部份客源與資金,但同時帶動買家湧入二手市場,10大屋苑全數錄得成交,可見各區均有買家出動,購買力持續釋放,因而出現「一二手同旺」的情況。布少明預期,隨著第四季新盤「貨如輪轉」或有近萬伙登場,樓市氣氛有機會持續暢旺,加上向隅客或將陸續回流,料二手交投仍會穩定。
