第一太平戴维斯:本港写字楼第三季度租金跌幅放缓至3.4%

房地产顾问第一太平戴维斯发布第三季香港写字楼租赁报告指,第三季度整体租金下跌3.4%,跌幅较上季的3.8%放缓。港岛租金在第三季度下跌5.8%,其中,由於承接量大幅下滑,中环、湾仔/铜锣湾及港岛东的租金分别下跌5.0%、6.6%及4.2%。九龙租金微跌1.3%,其中,尖沙咀及九龙东的租金分别下跌2.3%及0.3%。九龙西的租金於季内持平。港岛各区跌幅较上季扩大,九龙各区跌幅则较上季收窄。显而易见,租户优先考虑成本多於写字楼位置,而由於九龙的写字楼空间供应量较大,租户纷纷把握机会承租。

整体空置率由2020年6月的6.02%(355万净平方尺),急升至2020年9月的6.82%(403万净平方尺)。中环及湾仔/铜锣湾的空置率由第二季度末的5.6%及6.3%,分别上升至6.8%及7.2%。港岛东空置率虽然由2020年6月的1.9%上升至2.4%,但仍是空置率最低的子市场。

第一太平戴维斯香港研究及顾问谘询部主管盛世民指,本港营商环境未见明朗,加上企业有意尽量削减成本及缩减规模,租赁市场受多项因素叠加影响。长远而言,工作模式或会出现更深层变化,但这变化并非绝对。
