仲量联行:2020至2022年间豪宅新供应料仅1,400伙

仲量联行公布《香港住宅销售市场综述》,指出2020至2022年间料将有约1,400 个豪宅单位落成,其中仅约200个位於主要区域之一港岛南区,反映本港豪宅地皮少之又少。

该行提到,美国政府在9月初宣布以25.66亿元将寿臣山道37号住宅地皮售予恒隆地产(00101.HK),每平方尺楼面地价为54,138元,成交价符合市场预期。

仲量联行香港资本市场部资深董事莫凯杰表示,豪宅地皮实属罕有,尤其在市况理想的时间,地皮应可以高价售出。然而,尽管该地皮因业主的身份而备受市场关注,认为成交价大致反映了香港现时的经济及市场状况。同时,上述成交也反映在豪宅新供应有限及豪宅用地短缺下,发展商仍热衷收购豪宅地皮。

仲量联行大中华研究部主管黄志辉表示:上述地皮的成交价与现时整体市场成交价大致一致。由於豪宅单位的吸纳量相对偏低,「戊类」住宅单位(面积约1,722平方尺或以上)的空置率正持续上升,截至2019年底已达到13.8%。不过,从上述地皮的成交价可见,买家对豪宅市场前景及该地皮的发展潜力保持审慎乐观。
