中國金茂(00817.HK)中期純利升2%至37.7億元 中期息12港仙
格隆匯 8 月 25日丨中國金茂(00817.HK)公佈中期業績,截至2020年6月30日止六個月,公司所有者應占溢利約為人民幣37.697億元,同比上漲2%;若扣除投資物業公平值收益(已扣除遞延税項),公司所有者應占溢利約為人民幣33.494億元,同比增長2%。基本每股收益為人民幣32.01分,擬派發中期股息每股12港仙。
截至2020年6月30日止六個月,集團收入達約人民幣120.966億元,集團城市及物業開發收入約為人民幣99.246億元,較上年同期減少19%;商務租賃及零售商業運營收入較上年同期減少5%;酒店經營受疫情影響收入較上年同期減少61%。其他收入主要包括物業管理、樓宇裝修、綠色建築等地產相關業務的收入,較上年同期增長29%,主要由於來自外部客户的樓宇裝修及物業管理的收入增長。
公告稱,集團上半年利潤主要源於長沙、上海、北京和青島等若干項目;其他物業開發項目的銷售工作也順利推進,夯實了公司長期發展的業績基礎。
截至報告期末,集團物業及土地已簽約未交付結算的金額約為人民幣2,805億元。持有物業方面,酒店板塊業績有所下滑,但各項投資物業仍保持較高的出租率和租金水平。經營業績與本期利潤持續上升,各大板塊業務穩步協同發展。
在土地獲取方面,2020年上半年集團成功獲取武漢方島智慧科學城項目P(2020)011號地塊和P(2020)012號地塊、天津上東智慧科學城項目津東麗悦(掛)2020-005號地塊等。本集團2020年以來獲取項目的總建築面積約為1,517萬平方米(剔除不可售面積後為1,384萬平方米),為未來的發展提供保障。
此外,集團自2020年以來,積極拓展多種資金籌集管道,發行50億人民幣境內無擔保中期票據、22億人民幣中化大廈CMBS,並在7月的配售中取得權益資金34.16億港元,為後續公司發展提供了充足的資金保障。
