中原:上半年登记私宅楼花按揭3,528宗 创2017年来按半年新低
中原地产研究部高级联席董事黄良升指出,上半年登记私人住宅楼花按揭3,528宗,较去年下半年大减4,187宗。数字是2017年以来,按半年新低;反映疫症流行,打击楼花销售,推低楼花按揭需求。展望今年下半年,疫症未有终止,甚或反扑,不利新盘推售,继续压抑楼花按揭需求。估计全年楼花按揭7,000宗,较年初估计的8,000宗更低。
6月份登记私人住宅楼花按揭364宗,按月增加37宗。6月登记量较多的项目,包括长实(01113.HK)旗下长沙湾项目「爱海颂」及新地(00016.HK)的天水围项目「Wetland Seasons Park」。
6月私人住宅现楼按揭4,875宗。其中一手项目有709宗,二手楼花楼市买卖按揭的有2,418宗,转按或现楼重按的有1,484宗。今年次季,二手楼市转旺,推高按揭需求,6月二手楼按数字是近十一个月新高。展望第三季的二手楼按持续高企。
6月登记居屋、夹屋、租置计划按揭合约2,040宗。登记量集中於三个项目,包括绿怡雅苑、焕然懿居及翠岭峰。
6月登记楼宇按揭(不包括楼花)7,210宗。中银香港(02388.HK)承办的合约有1,905宗,占26.4%;汇丰控股(00005.HK)1,747宗,占24.2%;恒生银行(00011.HK)1,113宗,占15.4%。
