美联工商铺:5月核心区街铺售价按年挫27.6% 下半年料反覆寻底
新冠疫情重创本港工商物业投资市场,美联工商铺(00459.HK)表示,截至今年五月底为止,工厦、甲厦、乙厦及核心区街铺售价按年分别跌3.6%、12.2%、8.1%及27.6%。今年首五个月亦以核心区铺表现最差,累挫约18.2%。
受到疫情等因素的打击,工商铺成交也显着下挫。综合美联工商铺及土地注册处资料,今年截至6月16日为止,工商铺注册量只有1,254宗,注册金额约162.8亿元,预计上半年只有约1,300宗,不但较2019年上半年的2,896宗大跌逾一半,更势创自1996年有纪录以来新低。
该行预期,随着本港疫惰逐渐缓和,下半年市场表现可望回暖,当中受惠中概股回归的甲厦,租售价有望见底,并於年底前开始展开「V型反弹」;惟核心区铺价仍受制於全球旅游活动未能完全快速恢复,相信下半年仍然反覆寻底。
该行行政总裁黄汉成表示,由於疫症减退,近日政府已经放宽限聚令,下半年各口岸也有望开始局部解封,另一边厢,美国早前推出无限量化宽松政策,支持资产价格,加上未来将有多个工厦及写字楼新盘推售,这都对工商铺市况有利,故预计下半年工商铺成交量可望明显反弹。
他又指,虽然政府近期放宽限聚令,短期内也会派发一万元现金予市民,意味着本地消费有望提升,对於疲弱多时的零售市道,算是带来一点正面好消息,但由於全球疫情短期内仍然持续,相信旅游业将难以回复旧观,因此,在未来的旅客量显着减少下,他认为依赖游客生意的核心区商铺,下半年价格将会继续反覆寻底,至於民生区则由於有本地消费支持,故影响会相对较低。
黄氏呼吁政府把工商铺物业的按揭成数,由现时的水平放宽至六成,以激活市场交投。
