第一太平戴维斯:去年末季本港整体写字楼租金按季跌幅扩至1.5%
第一太平戴维斯发布首季写字楼租赁市场报告指出,所有地区的租金在2019年第四季均录得负增长。整体租金按季下跌1.5%,幅度较第三季(-1%)轻微扩大。所有地区当中,湾仔/铜锣湾录得最大租金跌幅(-2.5%),其次是中环(-1.7%)及尖沙咀(-1.6%)。
期内九龙的租金跌幅较少,当中,九龙东及九龙西的租金分别在第四季下跌0.7%及0.4%,与第三季的情况类同。
零售和酒店业受到的打击大,行业面临巨大成本压力,并将审视其办公租赁成本。由於大型零售品牌集中在九龙东及尖沙咀等非核心地区设置总部,通过搬迁办公室而潜在节省的开支将相当有限,难以抵销成本压力。因此,认真考虑节省开支的公司多数会寻求减租或者弃租。
该行补充,今年供应量严重受限,仅有荃湾一项目为市场带来31.7万平方尺的供应。供应量紧绌将为租金提供支撑。
社会局势动荡,加上中美贸易关系持续紧张,预期写字楼租金在2020年将全面下跌。其中,核心区租金预计下跌5%至10%,非核心区甲级写字楼租金预计下跌10%至15%。九龙东及尖沙咀等地区的租户较侧重於旅游及贸易业,下调幅度将较为显着。
该行香港研究及顾问谘询部主管盛世民称,尽管今年新供应非常有限,预计本地写字楼市场在2020年会放缓,所有地区的租金会进一步下跌。如果股市和IPO市场保持健康,中环的租金应该受到的影响较小。
该行香港副董事总经理及商业楼宇租务部主管刘伟基称,各个主要租户需求群体目前都面临压力,包括共用工作空间营运商、保险、零售和酒店业,由於类似行业於某些地区聚集,他们首选的营业地点将会出现压力。
