中原:大坑道豪宅地造价略高预期 料开售尺价逾4.2万元才回本
香港大坑道135号的内地段第9076号地皮开标。该地地盘面积约42,948平方尺,最低及最高的楼面面积分别为77,307平方尺及128,845平方尺。
中原测量师行执行董事张竞达表示,大坑道135号地皮上星期接获25份标书,市场反应非常踊跃,现以32亿元批出。由於项目投资银码不算高,有不少中小型发展商都有参与竞投,发展商出价必需进取才能成功投得此港岛区一线地皮,价钱略高於预期。
大坑道135号地皮位於东半山尊贵地段,地皮日後适宜建中密度分层豪宅,以逾千尺的大单位为主,物业位置环境优美,翠绿环抱,面向大球场及跑马地马场方向更可远眺璀璨维港海景,另一面亦可享山景。东半山及跑马地区物业普遍楼龄较高,区内全新豪宅供应极为罕有,落成後可成为区内地标住宅。张竞达指项目落成後,开售尺价逾4.2万元方可回本。
