华坊:启德4A区2号住宅地估值170亿至175亿元 楼面尺价1.5万元
华坊谘询评估有限公司高级董事梁沛泓称,启德第4A区2号住宅地皮将於明天(8日)截标。该地盘占地约19.8万平方尺,可建楼面面积高达120.5万平方尺,是启德跑道区最大面积的住宅地。项目中约8%面积需作多种社福设施,包括安老院舍及护理中心、儿童之家、职业康复服务中心、中度弱智人士宿舍等等;项目落成後,政府将以建筑成本回购该社福设施部分。
虽然本港及外围的经济仍未明朗,但最近黄竹坑站4期吸引六家财团入标竞投,反应热烈,反映发展商积极竞投住宅用地。考虑今次比之前三幅跑道维港海景地皮的景观略逊,项目投资额较大,华坊谘询评估估计该地皮可售170亿至175亿元,楼面尺价约1.5万元(不包括社福设施部分)。
