中洲控股(000042.SZ)半年度淨利潤降71.85%至2.02億元
格隆匯8月15日丨中洲控股(000042.SZ)發佈2019年半年度報告,實現營業收入23.90億元,同比下降59.82%;歸屬於上市公司股東的淨利潤2.02億元,同比下降71.85%;歸屬於上市公司股東的扣除非經常性損益的淨利潤1.82億元,同比下降72.04%;基本每股收益0.3040元。
公司以房地產開發為主營業務,主要項目分佈在粵港澳大灣區、上海大都市圈、成渝、環渤海四大經濟圈核心城市,其他業務涵蓋酒店經營、資產管理、物業管理、商業管理、股權投資等領域。公司在全國開發建設了眾多優質項目,擁有合理的土地儲備,且逐步增加自持優質資產,自主經營五星級酒店,持有及運營甲級寫字樓,擁有專業的物業管理公司,具備良好的社會信譽和品牌形象。
2019年上半年,中央重申“房住不炒”的政策主基調,落實一城一策、城市主體責任的長效機制。住建部連續兩次預警提示,房價仍是不能碰的紅線;貨幣政策中性偏積極,央行接連兩次降準,累計釋放長期資金約1.08萬億元;房地產信貸政策相較寬鬆,房貸利率連續6個月逐級回落;2019年棚改計劃開工量同比腰斬;地方“因城施策”有收有放。
2019年上半年商品房銷售面積有所下降,但銷售額保持平穩增長。根據國家統計局數據,2019年上半年商品房銷售面積7.6億平方米,同比去年下降1.8%,其中住宅銷售面積為6.6億平方米,同比下降1.0%;商品房銷售額7.1萬億元,比上年同比增長5.6%,其中住宅銷售金額為6.1萬億元,同比增長8.4%。
報告期內,公司實現房地產銷售面積48.69萬平方米,銷售金額66.46億元,比上年同期增長11.6%。公司主要經營及管理工作如下:
①深耕城市,穩健投資。2019年上半年,公司秉持穩健投資、穩步成長的發展理念,經對宏觀政策的分析及對行業的研判,為抵禦可能發生的市場風險,保證資金充沛,公司審慎投資,因城施策,同時順利盤活部分存量土儲,長期利好公司經營活動。
②提升運營管理水平,搭建標準化體系。一方面及時調整和完善組織架構,理清管控邊界及制度流程,以適應業務發展新需求;另一方面通過標準化體系的搭建,加快項目開發節奏,穩中求進,實現各項指標有質量的增長。
③促銷售、抓回款,優化提升營銷管理水平。上半年公司加快推貨節奏,緊抓市場窗口積極出貨,快速反應,以豐富的營銷措施盤點去化庫存;提升客户管理和銷售管理水平,嚴密鋪排,加快回款速度;夯實營銷管理基礎,健全營銷制度建設,優化營銷管理團隊。
④拓展融資渠道,不斷深化融資機構調整。2019年上半年融資餘額約155億元,融資規模整體穩定。公司有效優化融資期限結構及緩解短期償債壓力;拓展融資渠道,提高存量資產利用效率。
⑤穩定資產板塊現金流,發揮避風港作用。2019年上半年,公司資產板塊業務累計營業收入5.45億元,為公司提供了穩定現金流。其中,2019年上半年商業及寫字樓可出租物業面積約21.2萬平方米,平均出租率達89%。
