美联:政府第四季推两住宅地仅供应980伙 估值共62.3亿元

美联测量师行董事林子彬表示,政府刚公布今年10至12月拟售一幅大坑及一幅屯门住宅地皮,可提供单位数目仅约980个,合共估值约62.31亿元。而下季主要供应将集中康城站第12期物业发展项目招标,预计该项目可提供约2,000伙。

林子彬称,下一季卖地计划所推出两幅分别位於大坑道和屯门的住宅地皮,以港岛市区大坑道地皮较为瞩目,地皮可建楼面面积约12.88万平方尺,规模适中,由於位处港岛豪宅地段,加上地势较高及景观不俗,为罕有优质豪宅地,故料受到发展商垂青,尤其吸引中小型发展商参与,料以发展大则单位为主。若以每尺楼面地价约2.8万元计算,地皮估值约36.08亿元。

另一幅屯门第48区青山公路青山湾段住宅地皮,估计可建楼面面积约58.3万平方尺,项目邻近黄金海岸,及哈罗国际学校等,区内近年不乏新盘供应,并受到买家欢迎,而项目规模相对较大,料发展中小型单位为主,针对上车及换楼需求,但监於区内近年供应较多,故预期参与竞投的发展商出价会较审慎。若以每尺楼面地价约4,500元计算,地皮估值约26.23亿元。

此外,港铁(00066.HK)计划季内推出日出康城站第12期物业发展项目招标,该项目预计可提供约2,000个单位,连同私人及重建项目,将带动下季合共可供兴建的单位约3,080个。

林子彬续指,由於政府公布第三季提供的单位约3,080伙,即第一至第三季单位总供应约9,230伙,占政府全年供应目标约68%,故政府需於对下一季度大幅增加土地供应才可望达标。
