万科(02202.HK)拿地续聚焦城市圈及经济带物业服务未有分拆计划

万科(02202.HK)执行副总裁兼首席运营官张旭出席业绩发布会时表示,上半年销售增长9%,达到3,340亿元人民币(下同),强调公司销售策略清晰,虽无定下目标,但每天都是卖房子的好时候,他又补充公司策略是积极销售、不留库存。

他又指公司上半年拿地约905亿元,占销售不足三成,强调购地一向会视乎现金流及回款等,卖多少楼就拿多少地。至於是否不进入四、五线城市,他则解释其实拿地很难,但公司偏喜欢拿难的地,又表示会聚焦在经济增长较好、有人口流入的地方,例如是长三角、珠三角、TOD项目或旧改项目等,而投资策略亦希望聚焦城市圈或经济带上,强调并非所有四、五线城市都不去,大湾区、长三角及珠三角的一些城市亦会参与,以提升效率及防范风险。至於公司未来会否重夺销售冠军,他则指公司追求的不是规模。

万科物业服务收入按年增长达28.4%至52.8亿元,张旭指现时除住宅物业服务外,亦有提供商业物业服务,未来会探索城市物业服务等,强调现时没有分拆上市的计划,认为要先将业务做好、做大。

而针对人行改革贷款市场报价利率(LPR)机制,首席执行官祝九胜认为对实体经济而言是好事,假如实体经济改善,对行业而言亦会有好处。
