《港樓》半山the MVP上周末沽16伙套現2.8億元 周六價單推售50伙折實884.8萬起 十大屋苑交投按周普遍上行
過去周末新盤餘貨銷情理想,豪宅項目the MVP累錄16伙成交;啟德柏蔚森期內售出9伙,套現6,841.8萬。至於二手市場,十大屋苑交投按周普遍上升,四大代理行成交介乎9至15宗。
英皇地產半山the MVP過去周末持續錄得成交,共沽出16伙,套現約2.8億元。發展商宣布,將於周六(27日)以價單形式推售50伙,折實價約884.8萬元起。首張價單實用面積425至899平方呎,折實價884.76萬元至1,895.82萬元,折實呎價17,888至23,294元,涉及41伙兩房、8伙三房以及1伙特色戶。
新世界發展(00017.HK)夥拍遠東發展(00035.HK)合作的啟德柏蔚森系列,上周末兩日售出9伙,套現6,841.8萬元。其中柏蔚森III第1座16樓C單位,實用面積579平方呎,屬三房套間隔,透過招標形式售出,成交價1,312.3萬元,呎價22,665元。
另外,會德豐地產旗下樓盤於過去周末累錄10宗成交。當中,位於日出康城GRAND SEASONS佔5宗,最高成交價的單位為第1B座37樓B室,採兩房(開放式廚房)間隔,面積457平方呎,售價686.4萬元,呎價15,020元;最高成交呎價單位為第1B座56樓E室,一房(開放式廚房),面積323平方呎,售價489萬元,呎價15,816元。其餘交投方面,藍田KOKO MARE及啟德DOUBLE COAST I各佔兩宗,而藍田KOKO ROSSO涉一宗。
二手方面,中原地產十大屋苑上周末錄得11宗成交,按周無升跌,企穩雙位數交投量,美孚新村表現最好,錄4宗成交,惟零成交屋苑仍增至4個。
中原地產亞太區副主席兼住宅部總裁陳永傑表示,上周五(19日)九龍城新盤即日沽清,亦有新盤減價三成推售,搶去不少二手客源;加上天氣不穩,周末期間有狂風驟雨,睇樓活動大減,市民多為下周的颱風做好防風準備,進一步影響二手交投。減息周期下,後市轉趨明朗,料颱風過後,交投會逐步向升。
根據美聯物業分行統計,而《施政報告》公布及減息後首個周末十大屋苑錄得12宗成交,按周升9.1%,並連續三個周末維持雙位數水平。若以十五大屋苑計算,則錄得15宗成交,按周上升約15.4%。
美聯物業住宅部行政總裁布少明表示,美國今年首次減息,並預期年底前還會再減,本港按息日前亦減0.125厘,有助減輕供樓負擔,加上《施政報告》推出的措施亦對樓市帶來支持,利好消息湧現,增強入市信心。日前九龍城全新盤推出115伙即日沽清,並不乏大手客,而且餘貨新盤銷情亦見理想,反映購買力持續釋放。此外,租金走勢穩步上升,不單帶動租轉買交投,並吸引長線投入客入市意欲,隨置業需求增加,二手樓價亦見上升動力。
根據香港置業統計,上周末十大指標屋苑共錄得約9宗成交,按周增加1宗,升幅達12.5%,連續兩周錄得增長。
綜合利嘉閣地產分行網絡數據,在過去的周末十大屋苑錄得15宗二手成交,較對上一個周末的9宗,按周大增67%,除相隔四周重登雙位數外,更創下自2024年3月下旬以來的79周新高。
