《港樓》標普料本港一手住宅成交量可重回2萬宗水平 創2019年後新高

標普全球評級發表最新報告,預期租金水平上升及按揭利率下行,將支持香港住宅市場需求於2026年保持韌性,但由於目前供應仍維持較高水平,相信樓價可能維持平穩,目前預測今明兩年樓價將持平。 標普指出,今年首八個月一手成交量按年增14%至12,980宗,樓價趨於穩定,預期香港今年及明年的一手住宅成交量將達到2萬宗,爲2019年以來最高水平,較2024年的16,912宗顯着上升。支持因素包括利率下行、租金上升、政府印花稅政策支持以及新公佈的優化新資本投資者入境計劃。 標普又指,新世界(00017.HK)已於6月30日完成882億港元務再融資後,認爲目前本港主要地產商的潛在財務風險已有所減退。寫字樓及零售層面,雖然空置率及零售銷售近期呈現穩定跡象,但考慮到業主較着重出租率而非租金水平,標普預計2026年租金將進一步下跌。
