《港樓》中原:首八月普通話拼音名字買家入市個案按年升15% 料全年破1.1萬宗
中原地產數據顯示,本港一、二手私樓已連續六個月錄得逾千宗名字爲普通話拼音的買家入市個案。今年首八個月,相關買家累計入市宗數達8,621宗,按年增加15%,較去年同期7,520宗爲多,反映撤辣措施成功釋放購買力。今年全港私樓錄3.58萬宗成交,普通話拼音買家佔24%。 不過,雖然宗數上升,總入市金額卻由去年同期843億元微跌至807億元,跌幅約4%。主因是今年多個新盤以低價搶攻市場,吸引買家趁勢入市。受此影響,相關買家平均入市金額由去年同期1,121萬元回落至936萬元,跌幅16%,顯示其選擇傾向集中於價位較低的新盤。數據亦見,今年此類買家購買1,000萬元以下單位佔比高達75%,樓價700萬元以下則佔近六成。樓價400萬元以下亦佔兩成。至於樓價5,000萬元以上大額成交,今年暫錄118宗,較去年同期139宗減少15%。 至於區域分佈,啓德新區繼續成爲焦點,今年錄得1,316宗成交中,多達676宗屬普通話拼音買家,比例逾五成,宗數蟬聯全港之冠。其次爲北角及黃竹坑,分別錄得342宗及319宗,亦成爲該類客主要集中地。 若以單一樓盤計,新地(00016.HK)旗下西沙Sierra Sea今年最多普通話拼音買家,錄282宗,涉資近16億元。新世界(00017.HK)等發展的黃竹坑站滶晨系列,則錄得137宗普通話拼音買家,成交金額近26億元,成爲普通話拼音買家入市金額最高的項目。 至於8月份,普通話拼音買家入市個案錄得1,074宗,按月較7月的1,415宗回落逾兩成。中原地產亞太區副主席兼住宅部總裁陳永傑表示,7、8月屬傳統暑假淡季,內地客來港睇樓行程相對減少,同期發展商主力推售中小型單位,令市場成交以本地剛性需求爲主導。 展望後市,陳永傑他預計,內地客入市個案短期將重拾升勢,而在減息、政策利好及人才來港的多重支持下,全年普通話拼音買家入市宗數有望突破去年逾1.1萬宗紀錄,創歷史新高。
