《港樓》希慎灣仔堅尼地道「竹林苑」拆售 中原促成10宗成交 共涉逾3.7億元
希慎興業(00014.HK)旗下灣仔堅尼地道74至86號優質豪宅項目「竹林苑」,憑藉其優越地理位置,一直備受市場青睞。發展商早前拆售項目74座及82座物業,中原地產榮獲發展商委託,作為項目首席銷售代理。
中原地產中半山區高級營業董事黎劍茵表示,「竹林苑」為單位設計及配套優秀,發展商一向用以收租,客群以大公司高管及行政人員為主。是次拆售項目第74座及82座物業,戶型涵蓋3房連工人房至4房連工人房,單位實用面積由1,451至2,192平方呎,開則多元,間隔寬敞實用。自拆售消息公佈,市場反應熱烈,中原地產已迅速促成10宗成交,成交價3,000萬元至5,600萬元,車位售價則約200萬元,總成交金額逾3.7億元。
黎劍茵續指,自開放示範單位以來,參觀及查詢的客戶絡繹不絕,銷售表現理想。近期樓市成交量持續上升,加上市場普遍期待9月有多項利好樓市消息,發展商對後市發展充滿信心,並計劃推出餘下交吉物業發售。
中原地產亞太區副主席兼住宅部總裁陳永傑表示,近期港股市場表現強勁,日前更創下四年新高。在財富效應帶動下,豪宅客人趁機出動,根據中原數據,今年截至8月份,全港3,500萬元以上二手豪宅成交錄得約310宗,已達2024年全年同類成交宗數逾八成。9月份將有多個重磅利好消息登場,包括美國減息,施政報告等,相信可進一步刺激本港物業市場。
