《大行》花旗降中海物業(02669.HK)目標價至6.65元 維持「買入」評級
花旗發表研究報告指,中海物業(02669.HK)上半年盈利按年增長4%,在管建築面積(GFA)增3%,未能達到之前的兩位數增長目標,但維持利潤增長率高於收入和在管建築面積增長。公司正計劃逐步提高派息,該行預計其今年派息比率為36%,當中已計及特別息1仙。
該行下調中海物業2025至27年盈利預測6%至14%,預計年複合增長率為5%;在改善盈利能力或減輕收款風險後,在管建築面積的複合年增長率為7%。該行維持公司「買入」評級,目標價由6.85元下調至6.65元。
