越秀地產中期業績快報:營收同比增長34.6%,連續七年高質量穩增長

8月26日,越秀地產發佈2025年中期業績報告。報告顯示,期內越秀地產全年營收實現【475.7】億元,比去年同期增長【34.6】%,實現連續七年的營收增長。核心淨利潤和歸母淨利潤分別錄得【15.2】億元、【13.7】億元;同時連續14年保持穩定派息率,2025年中期派息率爲【40】%,中期每股派人民幣【0.151】元。

報告顯示,越秀地產上半年營收的優異表現,首先源自地產主業銷售額的逆勢增長。2025年上半年實現合同銷售額達【615】億元,同比增長【11】%,爲行業TOP10房企中僅存的三家正增長房企之一,增速位列第二;在行業銷售額排名穩居第8位。

憑藉更匹配新週期市場需求的產品力,越秀地產持續提升一二線核心城市市場佔有率。一線城市銷售額對越秀地產整體銷售貢獻佔比超【八】成,成爲業績增長的核心引擎。其中,北京海澱和樾望雲、和樾玉鳴雙項目2025年開盤勁銷152億元、上海靜安天玥項目開盤即售罄,銷售額達23億元;廣州大本營"廣府系"瓏悅西關、熙悅江灣等項目熱銷頻現、先鋒系產品東山雲起項目開盤去化近9成,各地"好房子"全面開花,推動整體去化率提升。

有分析師指出,越秀地產長期聚焦高能級城市的戰略已進入收穫期。核心城市具備強勁的購買力、穩定的改善型需求和較高的價格承載力,尤其是"好產品+好地段"的高品質項目精準契合市場需求,不僅實現快速變現,更顯著優化了營收結構,爲公司逆週期實現高質量增長提供了堅實支撐。

主業高質量增長同時,商業、服務、康養等大商業經營也持續發力,成爲越秀地產營收增長的"穩定器"。2025年上半年,越秀房託營收保持穩定,達【9.66】億元;越秀服務營收【19.62】億元,在管面積【7,231】萬平方米,新增合約面積【596】萬平方米;越秀康養入住率持續提升至【74】%,在營牀位達【7762】個,醫養結合項目數量達【24】個。
