《內房》上海明起調整房市政策:符合條件居民家庭在外環外購房不限套數
上海市住房城鄉建設管理委等部門發佈《關於優化調整本市房地產政策措施的通知》,自明日(26日)起施行。該通知明確進一步調減住房限購政策,符合條件居民家庭在外環外購房不限套數。對符合該市住房購買條件的居民家庭,包括該市戶籍居民家庭、在該市連續繳納社會保險或個人所得稅滿一年及以上的非該市戶籍居民家庭,在外環外購買住房不限套數,包括新建商品住房和二手住房。成年單身人士按照居民家庭執行住房限購政策。 同時,優化調整商業性個人住房貸款利率定價機制,以爲減輕居民購房利息負擔。該通知明確優化個人住房信貸政策。銀行業金融機構根據上海市市場利率定價自律機制要求和本機構經營狀況、客戶風險狀況等因素,在利率定價機制安排方面不再區分首套住房和二套住房,合理確定每筆商業性個人住房貸款的具體利率水平。 此外,在優化住房公積金政策方面,將提高個人住房公積金貸款額度。對繳存人購買二星級及以上新建綠色建築住房的,住房公積金最高貸款額度上浮15%。首套最高貸款額度從160萬元人民幣(下同)提高至184萬元,多子女家庭首套上浮比例可疊加計算,從192萬元提高至216萬元;二套最高貸款額度從130萬元提高至149.5萬元。 同時,支持提取住房公積金支付購房首付款。對繳存人購買上海市新建預售商品住房的,可以按規定申請提取本人及配偶的住房公積金支付購房首付款;支持住房公積金「又提又貸」。對繳存人提取住房公積金支付購房首付款的,不影響其住房公積金貸款額度計算。
