越秀地產(00123.HK)獲國際標普投資級評級,展望“穩定”
8月25日,國際信用評級機構標普授予越秀地產(00123.HK)長期發行人“BBB-”投資級信用評級,展望穩定。這是自2024年年中以來,標普首次對中資房企授予投資級正面評級。值得注意的是,此前6月惠譽上調了越秀地產評級展望至“穩定”。業內普遍認爲,這釋放出國際資本市場對中國房地產行業信心迴歸的積極信號。標普在報告中指出,越秀地產持續深耕一線及強二線城市,擁有良好的市場口碑。同時,其土地儲備高度集中於高能級城市,這類城市經濟韌性更強、需求更穩定,爲公司未來業績提供了堅實保障。此外,越秀集團對其的戰略重視、政府的政策支持預期也會爲其業務發展提供重要支撐。 根據最新公告,越秀地產在今年上半年實現強勁業績增長。7月單月,公司實現合同銷售額60.06億元,同比上升19.5%;前7個月累計合同銷售額約675.06億元,同比增長11.7%,增速位列TOP10房企第二。 越秀地產今年推出的高品質項目銷售表現尤爲突出,北京海澱的和樾望雲、和樾玉鳴兩大項目開盤勁銷152億元,刷新當地市場記錄;上海靜安天玥項目開盤即售罄,銷售額達23億元;廣州大本營的“廣府系”產品如瓏悅西關、熙悅江灣等項目持續熱銷,先鋒產品系代表東山雲起開盤去化率近九成。多地“好房子”有效推動公司整體去化率提升。近期,李強總理在國務院全體會議上再次強調,要採取“有力措施”鞏固房地產市場回穩態勢。一位券商分析師認爲,下半年隨着政策逐步釋放,越秀地產將繼續保持業績增長態勢,全年銷售目標有望順利達成。此前,里昂、廣發證券、中銀證券等多家券商機構更是對越秀地產維持“買入”評級,其中里昂更是上調其目標價至5.1港元。
