《大行》摩通:北京對樓房限購政策放寬幅度仍小 不大可能推動樓市持續復甦
摩根大通報告指,北京相隔10個月再度推出放寬樓房限購政策,適用於五環以外區域,佔北京一手及二手住宅單位成交82%及51%。該行認為有關放寬幅度仍小,在沒有調整買家對樓價的預期下,單靠該政策不大可能推動樓市持續復甦。歷史上,地方政府層面的寬鬆政策會刺激成交量兩至三個月,但亢奮最終無以為繼。
但該行亦指,有關政策舉動最少顯示政策制定者對樓市仍未死心,上海及深圳或會跟隨推出放寬政策,但不預期投資者對地方政府層面放寬過於興奮,全國範圍的樓市政策支持或許更能刺激市場。
該行對內房股的首選包括潤地(01109.HK)、華潤萬象(01209.HK)及金茂(00817.HK)。若然內地未來數推出全國性政策,龍湖(00960.HK)亦見良好的風險回報。該行目前予該4股投資評級均為「增持」。
