《內房》溫州優化調整住房公積金政策 涉貸款額度及首付比例等
溫州市對住房公積金多項業務政策進行優化調整。此次調整以「以房留人、租購並舉」為核心導向,旨在幫助職工解決剛性和改善性住房需求,推動房地產市場回穩,為溫州「強城行動」和「雙萬城市」建設注入動力。
此次政策調整覆蓋靈活就業人員、租房群體、購房家庭及退役軍人等多個群體,從繳存認定、提取額度、貸款額度及首付比例到操作流程等多維度發力,切實減輕職工住房負擔,激發住房消費潛力。
為支持剛性和改善型住房需求,對住房公積金貸款政策進行全面優化升級,職工夫妻雙人繳存住房公積金的家庭,最高貸款額度從100萬元人民幣(下同)提升至130萬元;單人繳存家庭的最高貸款額度由65萬元提高至80萬元。
同時,調低購房的資金門檻。其中,住房公積金繳存職工購買家庭第二套住房申請個人住房公積金貸款時,最低首付款比例從30%下調至20%;而購買配售型保障性住房的,首付款比例不低於15%。同時,將住房公積金貸款人年齡上限進行優化,男性從最高不得超過65歲調整為不得超過68歲,女性則維持65歲不變。
政策還進一步支持住房消費家庭代際互助提取、優化無房提取政策及加大對多孩家庭支持力度。其中,繳存職工家庭在以縣(市)級行政區域划定的繳存地範圍內無自有住房的,申請無房提取住房公積金的,每月可提取額度由1,800元提高至2,000元。
