土地註冊處公布數據,今年7月住宅物業成交量按月微跌3.2%至5,766宗。世邦魏理仕香港估值及諮詢服務部執行董事郭偉恩指,雖然成交量微跌,但住宅物業已連續五個月超過5,000宗成交,是自2021年下半年樓市低迷以來首次出現的穩定復甦跡象。自6月以來,一手市場成交量有所回升,整體交易佔比逐步上升。 截至2025年6月,房屋局數據顯示,已落成樓宇但仍未售出的私人住宅單位數目在過去3個月共下降了400個。儘管數字已攀升至27,200個,但已接近高峰。市場每月持續吸收1,000至2,000個新單位。因此,該行預計未來庫存水平將持續下降。 政府將400萬港元及以下住宅物業的印花稅降至100港元的政策,帶動住宅交易活躍。據該行分析,2025年3月至7月期間,價值在300萬至400萬港元之間的住宅物業最為受惠,成交量與去年同期相比增幅達50.5%或2,149宗;其次為「低於300萬港元」和「400萬至500萬港元」的單位,成交量分別增加了34.0%或990宗,和29.6%或1,402宗。該行預期發展商將積極推出500萬港元以下的房產,以利用此一趨勢來推銷貨尾單位。
