嘉創地產(02421.HK)與業主訂立租賃協議 承接運營主題公園龍鳳山莊
格隆匯8月4日丨嘉創地產(02421.HK)宣佈,於2025年8月4日,公司間接全資附屬公司廣東嘉朗(作爲承租人)與業主訂立一份租賃協議,內容有關向業主租賃該土地。名爲龍鳳山莊的主題公園現時坐落於該土地上,並將由廣東嘉朗進一步開發。透過運營主題公園,集團旨在分散其收入來源及業務投資,提升相鄰物業的價值,進而帶動區內租金價值與物業銷售上升,最終推動當地房地產經濟增長及發展。
就該土地面積爲113,137.13平方米(約169.71英畝)的未開發部分("未開發土地")而言,年度租金乃按每英畝人民幣1,500元的費率計算,而就該土地面積爲32,428.91平方米的已開發部分("已開發土地")而言,年度租金則按每月每平方米人民幣4元的費率計算。租賃該土地的年度租金合共爲人民幣1,901,710.31元,惟未開發土地及已開發土地的年度租金費率可能每五年分別增加10%及5%。
目前,主題公園坐落於該土地之上,構成一幅總面積爲145,566.04平方米的地塊,毗鄰集團位於大龍工業區內的物業發展項目。由於主題公園鄰近集團位於中國東莞市鳳崗鎮的物業發展項目,因而組成集團物業發展項目(特別是東莞嘉輝豪庭第四、五期)配套設施一部分。集團計劃藉由租賃承接主題公園的運營,進一步投資及發展其便利設施,務求提升其吸引力及擴大其規模。目前爲國家4A級主題旅遊景區的主題公園位於具戰略優勢的東莞鳳崗,鄰近深圳,處於大灣區的心臟地帶,被自然風光環繞,擁有優秀的自然資源,適合開發各種旅遊產品。經逾十年運營,主題樂園已取得市場廣泛認可和影響力,爲進一步向高檔和多元化發展奠定堅實基礎。因此,董事相信大灣區強勁的消費需求及當地活動蓬勃使主題樂園擁有龐大的潛在市場。
