《港樓》仲量聯行:6月整體甲級寫字樓錄正吸納量 空置率維持於13.6%
仲量聯行發表的《香港地產市場觀察》報告中指出,6月整體甲級寫字樓租賃市場錄得4.42萬平方呎的正淨吸納量,主要受金融機構持續活躍的租賃活動所帶動。而6月底整體寫字樓空置率維持於13.6%。 仲量聯行港島商業部主管郭禮言(Sam Gourlay)表示,來自金融、保險、地產及專業服務(FIREBS) 行業的租戶佔今年上半年總租賃成交量的57.5%。此類租戶於中環尤其活躍,導致區內近期錄得多宗大型租賃成交。仲量聯行預計這一趨勢將在未來數月延續,而地標式寫字樓和新落成甲級商廈將最受市場青睞,新商廈項目如中環Central Crossing料受惠於市況改善。 值得注意的是,TPG Sixth Street Partners於中環交易廣場一座租用涉及1萬平方呎淨樓面面積的寫字樓空間,從交易廣場二座搬遷及擴張。 仲量聯行研究部資深董事鍾楚如表示,6月份寫字樓租金跌勢持續,按月下跌0.5%。港島東跌幅較顯著,下跌2.1%,其次是九龍東,略跌0.6%。中環輕微回落0.1%。 6月底整體寫字樓空置率維持於13.6%,當中兩個分區市場錄得空置率改善。港島東及九龍東的空置率分別回落至13.6%及20.7%。相比之下,中環及灣仔、銅鑼灣的空置率分別上升至11.8%和9.5%。
