8項附麥當勞長約物業公開招標出售 市值共12億
仲量聯行獲業主委任爲獨家代理,以公開招標放售8項位於香港黃金地段、附帶麥當勞長期租約的零售物業。該批物業的總市值約爲12億元,買家可選擇競投整批物業或任何一項物業。截標日期爲9月16日中午12時正。
物業組合涵蓋八間麥當勞餐廳,分別位於尖沙咀、銅鑼灣、旺角、堅尼地城、大角咀、元朗、荃灣及慈雲山等高人流地區,市場建築面積介乎約6,800尺至19,000尺平方尺,面積最大爲尖沙咀星光行地下連地庫。該批資產由現有業主持有數十年。
物業組合整體出租率達100%,將以連租約形式出售。除部分物業由麥當勞獨家承租外,亦有鋪位同時引入其他零售租戶,例如7-Eleven和藥房等,實現租金收入多元化。
賣方爲總部設於美國的麥當勞企業,並強調麥當勞餐廳將在這些物業繼續營運,並無任何計劃變更。仲量聯行指現時已有不少準買家表示對項目感興趣。
