《大行》匯豐研究:香港房地產最差周期已過 料今年樓價升2% 明年再升3%
匯豐環球研究報告認為,香港房地產最差的周期已成過去,新世界發展(00017.HK)(NDVLY.US)成功再融資880億港元,緩解了投資者對房地產市場潛在連鎖效應的擔憂,例如新項目上的價格競爭。此外,近期中環寫字樓市場的活動也帶來正面驚喜,包括Jane Street承租中環全新大型大廈70%(六層樓),以及香港交易所(00388.HK)購入交易所廣場九層樓。
匯豐預期,香港住宅市場處於逐步改善階段,價值復甦進程將一直持續。清楚的是,住宅市場仍面臨挑戰,包括經濟不確定性和高庫存水平,但匯豐認為整體局勢正在改變。一手房銷售正在改善,預計私人住宅竣工數量將逐漸下降。匯豐認為,近期一個月HIBOR下降已觸發價值復甦進程,更多潛在買家和投資者正回流該板塊,相信住宅市場下行周期已基本結束。
匯豐預測,香港2025年房價將上升2%,2026年再升3%,並預期2025年一手房交易量將年增7%,達到1.8萬個單位。與此同時,匯豐預期發展商的前景亦將改善,原因包括:較低的借貸利率應改善發展商的每股股息和每股盈餘前景;銀行加大支持,例如增加對買家的現金回贈計劃;金融市場的正面財富效應;供需動態逐步改善,私人住宅竣工量預計從2024年的2.43萬個單位,下降至2025至2029年平均1.71萬個單位;人口增長可能轉化為更多購房需求。
匯豐又指出,零售銷售在連續14個月下降後,於5月恢復增長,預期市場將很快穩定。但匯豐認為,零售市場仍面臨多種挑戰,例如旅遊消費模式改變和本地居民更頻繁的外遊。匯豐預計,2025年下半年零售銷售降幅,將從2025年前5個月的年減5.5%進一步收窄,全年降幅將回落至3%。匯豐認為,金融市場的正面財富效應可增強本地消費能力的韌性,且訪客到港人數呈上升趨勢,2025年前6個月年增12%至約2,400萬人次,儘管人均消費降低,但仍預期零售市場將逐步復甦,應有助於穩定租金下降的趨勢。
匯豐續指出,受IPO和股票市場等活躍金融活動的推動,辦公大樓市場活動有所回升。該行認為,近期中環寫字樓的市場活動,為投資者帶來正面驚喜。這包括香港交易所購入交易所廣場一號的九層樓,以及Jane Street在中環海濱項目,創下寫字樓預租交易的樓面面積和價格紀錄。不過匯豐認為,上述情況尚未到達轉折點。
匯豐又認為,香港寫字樓業主面臨的下行風險可能低於市場先前預期,儘管租金下行壓力或持續存在。2025年第二季度,香港整體寫字樓租金按季下跌1.3%,其中中環寫字樓市場租金按季下跌0.8%,但降幅正在收窄;相較於2024年下半年下跌5.6%,中環寫字樓市場在2025年上半年跌幅收窄至1.5%。匯豐注意到,近期租戶查詢和續租均有所增加,整體入住率略有改善,認為寫字樓市場的最大挑戰仍是未來兩年的新供應管道。
