《內房》據報中海外斥近119億人幣奪上海兩幅地皮
據《觀點網》報道,上海年內第六批次土地拍賣今日(24日)首日舉行。八幅地皮分佈於浦東新區、徐彙區、靜安區、虹口區、閔行區、奉賢區、普陀區以及青浦區,總用地面積350畝,總建築面積52.3萬平方米,總起價236.71億元人民幣(下同)。
報道指,中海外出資118.88億元競得兩幅地皮,其中以總價53.63億元競得靜安區地皮,每平方米樓面價90,390元,溢價10.1%;以總價65.25億元競得普陀區地皮,每平方米樓面價58,823元,溢價14.2%。
地皮出讓資料顯示,靜安區地皮出讓面積16,809.38平方米,建築面積59,337.11平方米,容積率3.53。起拍價48.71億元,每平方米樓面起價82,098.03元;普陀區地皮出讓面積47,199.11平方米,建築面積11.09萬平方米,容積率2.35。起拍價57.15億元,每平方米樓面起價51,521.02元。
