《港樓》颱風襲港影響周末一二手成交 十大屋苑錄個位數交投
過去周末本港受颱風襲港影響,昨日(20日)更一度發出10號風球,窒礙樓市一、二手成交。期內,各大代理行的十大屋苑僅錄個位數交投,而啟德及日出康城亦有個別新盤錄得成交。 會德豐旗下啟德現樓DOUBLE COAST I於上周六(7月19日)錄得3宗成交,分別為2間兩房(開放式廚房)及1間一房戶(開放式廚房),實用面積由325至441平方呎,售價由563.1萬至814萬元,呎價介乎17,326至18,458元。 另外,同屬會德豐的日出康城GRAND SEASONS同日錄得高層三房一套「樓王」成交,面積716平方呎,售價1,143.3萬元,呎價15,968元。 而新世界(00017.HK)夥拍遠東(00035.HK)合作發展的啟德柏蔚森系列,在上周六連沽兩伙,當中FOREST TOWER第5座18樓A室單位,實用面積512平方呎,三房一套間隔,享開揚遊艇海景,售價1,062.4萬元,呎價20,750元。 二手方面,中原地產十大屋苑過去周末錄得7宗成交,按周跌1宗或12.5%,全數屬周六錄得,周日受颱風影響未錄成交。中原地產住宅部總裁陳永傑表示,本周末未有新盤進行推售,購買力回流二手,部份周日睇樓預約改期為周六,單日錄7宗成交算是不錯,在供平過租情況下,買家入市意欲提升,帶動二手交投平穩正面發展。 據美聯物業分行統計,7月份第三個周末,十大屋苑錄得7宗買賣成交,按周跌約30%,重回單位數,並創15個周末新低。若以十五大屋苑計算,上周末錄得9宗成交,按周跌約30.8%。 美聯物業住宅部行政總裁布少明指出,發展商採取「貼市價」推盤策略奏效,本月新盤銷情理想,迄今已錄約1,250宗一手成交,引發市場購買力釋放。雖然本周末未有全新盤應市,焦點重投二手及貨尾單位,但颱風襲港,周日更高掛10號風球,天雨不單影響本港經濟活動,並窒礙周日睇樓及樓市成交,導致周末二手屋苑交投下跌。 綜合利嘉閣地產分行網絡數據,在過去的周末十大屋苑錄得6宗二手成交,與對上一個周末的8宗,按周減少2宗或約25%,連續2周處於單位數水平。 根據香港置業旗下分行統計,港、九及新界十大二手指標藍籌屋苑於上周末共錄得約5宗成交,較對上周末約10宗跌5成。在十大屋苑中,太古城錄得2宗成交最為活躍;其次為美孚新村、維景灣畔及新都城各錄得1宗成交;其餘屋苑則未錄得成交。
